Fees are payable on the basis of a successful introduction only.
Fees are payable immediately upon signing of a lease agreement and/or taking possession by the tenant of a landlords property (whichever sooner). Where applicable, all fees will be deducted from the security deposit.
Our fees are as follows:
- 6% of the gross rent for all terms in excess of three months
- 6% of rent for any terms less than three months – minimum fee charged (two weeks rent)
- 3% of gross rent applies should the same tenant renew the lease term

Special Notice
In the case of the letting service only being availed of, Roche Property Services will not accept responsibility for the landlords failure to collect rent or monitor his/her tenants.
Where a tenant breaks a letting agreement by departing the premises earlier than stated on the lease their deposit is forfeited. The landlord has the legal right to pursue them through the courts to satisfy the terms of the lease. In such cases the tenant, by their forfeiture of the deposit, has paid the letting fee charged by Roche Property Services. Therefore, Roche Property Services are under no obligation to refund any fee previously charged to the landlord.
While Roche Property Services will provide facilities for the transfer of utilities such as ESB, EIRCOM, etc. to the tenants name it is the ultimate responsibility of the landlord to ensure that no such accounts remain in his/her name once the property is tenanted.
Rent Collection Service
Rent collection service is available to landlords on request. While Roche Property Services take all steps to ensure collection of rent and have a success rate of 98%, occasionally difficulties arise.
In the event of a tenant being seven days in arrears a demand for payment is forwarded.
If within a further seven days no result is forthcoming a personal call by a representative of Roche Property Services is made and if this fails to generate payment a notice to quit is served.
It may occur at this point that Roche Property Services will advise the landlord to initiate legal proceedings.
This service is available at a charge of 6%.
